Super Bowl Sunday vs. Open Houses

This Sunday is the annual championship game of the NFL: the Super Bowl! Many consider Super Bowl a de facto American national holiday, hence the term “Super Bowl Sunday.” Several times, the game has even been the highest watched American television broadcast of the year. Last year an estimated 108.7 million viewers tuned in to the big game.   So what does that mean for sellers who are planning to have open houses on this day? Its probably not such a good idea. Although the game is during the evening, many people across the country will be spending the day preparing for […]

Pocket Listing in Coral Gables | New Construction | 2500 N. Greenway Drive

Currently under construction in Coral Gables is 2500 N. Greenway Drive. Located within walking distance to both the Granada golf course and the Biltmore golf course, this home is centrally located in Coral Gables on a very quiet, sought after street in the city. We had a chance to walk through the home which is about 80% completed and discussed the plans of what is going to be added. Lots of thought and detail has been put into the new construction of this home, including everything from the layout of the bedrooms down to the material of the kitchen counters, […]

Coral Gables Luxury Rentals

Renting in Coral Gables. With less than a handful of luxury rentals on the market, the supply does not last very long. From a $1,500 one bedroom Coral Gables condominium to a $15,000 five bedroom Coral Gables home, it doesn’t seem to matter what price range the rental is. If you are in need of a place to live and you are not currently looking to purchase, renters are paying the price. Primarily working as a listing agent, I am receiving multiple offers and landlords can pick and choose who they want as their tenant. There are several factors landlords […]

New Construction: 325 Leucadendra Dr, 100 E. Sunrise Ave, 600 Arvida Pkwy, 235 Sarto Ave, 7528 Los Pinos Blvd, 410 Leucadentra Dr. – Sign of Recovery? Cheaper to Buy or Build?

As a Coral Gables Realtor for over 10 years, I have seen the ups and downs in the Coral Gables real estate market. For example, the 2004-2007 real estate boom where everyone was making a killing because the house they just bought was worth 10% more just 3 months later. Every developer was building like money wasn’t an issue. Then came 2008, when the “bubble” burst! We all know what happened here. After in 2010, when the bottom of the market was here, homes in Coral Gables were selling at $200 a sqft. This was obviously the “buyer’s market.” This […]

Sellers: What to Expect and How to Prepare for a Home Inspection

When getting ready for home inspections many sellers don’t realize what to expect. A lot of times there are things they can do to properly prepare for the inspection, to ensure that it runs smoothly, and to present their property in its best condition. First thing that is important to know is that home inspectors may arrive early to appointments. They typically come early to get everything set up and often times even begin starting around the outside of the property without you even being aware. A general rule of thumb is to have the home cleaned and ready about 30 […]

Strong Real Estate Market in January 2014!

We all know that the real estate market tends to slow down a bit during the holidays. Buyers are out doing their last minute shopping and just getting ready to enjoy some time with the family. There is definitely activity during this period but most people hold back on placing their homes on the market. This year really took off the week of January 13th. Two of my Coral Gables listings went under contract this week! In addition to these came along 6 new listings and 2 new purchase and sale contracts! One of these purchase and sales contracts were under negotiations during […]

Average days on the market in Coral Gables

The average days on the market from 2012 to 2013 dropped by nearly 1 month. The average days on the market in 2013 was 85 days. This was due to the supply of inventory in Coral Gables. The amount of Single Family Homes in Coral Gables has dropped, creating an increase in prices and homes lasting less time in the market. However, towards the end of the 4th quarter in 2013, I have noticed a bit of a slow down in the small “frenzy” that there was in the middle of 2013. Many sellers are trying to take advantage of […]
