Sellers: What to Expect and How to Prepare for a Home Inspection

When getting ready for home inspections many sellers don’t realize what to expect. A lot of times there are things they can do to properly prepare for the inspection, to ensure that it runs smoothly, and to present their property in its best condition.

First thing that is important to know is that home inspectors may arrive early to appointments. They typically come early to get everything set up and often times even begin starting around the outside of the property without you even being aware. A general rule of thumb is to have the home cleaned and ready about 30 minutes prior to your scheduled time on inspection day and the home should be empty as well as pets removed or crated.

Although it generally goes without saying, cleaning the home prior to inspections is very important. Inspectors will often use the impression of an unkempt home as owners negligence of regular maintenance. Also, because its not unusual for buyers to accompany inspectors you want to make sure the home is still as appealing as they originally envisioned.

• Small things, such as handles, knobs, and faucets can paint your home in a less than ideal light. It is important to make sure you check things like this beforehand.
• If there are any light bulbs that are not working change them. It saves time from figuring out whether or not there is a problem with the fixture or simply needed a bulb change.
• It is a good idea to make sure appliances are empty. Dishwashers, washers, and dryers are subject  to the inspection and will be run.
• Additionally, attics, basements, garages, and sheds will need to be seen so make sure they are not blocked or locked.
• On the outside of the home foundations and faucets are inspected. Remove any trash cans, furniture, and tree branches that are blocking them.

You should leave copies of receipts and repairs for items which have be fixed. This will present proof of maintenance and upkeep of the home as well as answer questions an inspector or buyer may have. Prepare for the inspection to last at least roughly three hours.
