Coronavirus slowed real estate market activity in April as expected during Florida’s safeat home restrictions. According to the April 2020 Market Report released by the Naples Area Board of REALTORS (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island), overall closed sales decreased 28.6 percent to 838 closed sales compared to 1,173 closed sales in April 2019. Inventory decreased as well in April by 29.1 percent to 5,394 homes compared to 7,605 homes in April 2019. Home prices were still gaining steam in March, as the country began shutting down in the face of the coronavirus pandemic. On a national level, prices in March rose 4.4% annually, up from 4.2% in February, according to the S&P CoreLogic Case-Shiller index. The 10-City Composite rose 3.4% annually, up from 3% in the previous month. The 20-City composite increased 3.9%, up from 3.5% in February. Due to reporting delays related to the pandemic, only 19 cities are included.
