Are “All Cash” deals really “All Cash?”

Today I wanted to touch on a trend that I have personally witnessed 3 times this month. We all know that “Cash is King” when negotiating a sales contract. However, are all these deals really closing 100% cash from the buyer’s pockets? No, not really. What do I mean? Well, the buyer makes a cash offer with no financing contingency meaning that there isn’t a lender involved which also means there isn’t an appraisal contingency. The seller feels like this would be a guaranteed closing rather than running the risk of the lender at the end pulling the plug on […]

1248 Sorolla Avenue listed and sold on the same day. What was it that attracted so many buyers and investors to this listing?

A 15,000 sq. ft. lot located in Coral Gables is a very desirable size lot  These days investors are beginning to see the benefits of investing in land in high demand communities, including Coral Gables. Coral Gables Trolley Program to Expand

The Coral Gables Trolley program is a service that provides fare free, convenient transportation connecting Downtown Coral Gables to surrounding areas including the Metrorail system. It has proven to be very successful in its purpose to reduce local traffic congestion and alleviate parking requirements. Since November 2003, just over 10 years ago, the program has provided these transportation services to Coral Gables residents, commuters, and visitors to the community. The Trolley serves about 5,000 commuters daily, which frees up local car trips by 20 percent. Funding for the program stems from the Miami-Dade County Half Penny Transportation Surtax, the Florida […]

What is a Broker’s Open? | This Weeks Coral Gables Broker’s Opens

Broker’s Opens are events that allow other real estate agents to see a showcased home. They are different from standard open houses in the fact that they are for other real estate agents rather than the general public. Over my years of experience, I have found that Broker’s Opens are most effective when a house has not been listed on the market in many […]
