The Importance of Proper Permitting

In the past month, I have had two examples personally happen to me which outlines how important and necessary proper permitting is. I had two separate occurrences of delayed closings, one because of open permits and one because of no permits. This Weekend In Coral Gables: Carnaval on the Mile

This weekend head to Coral Gables’ Miracle Mile for the annual Carnaval on the Mile. This free event covers a two-mile stretch of Miracle Mile and is an art and music festival. It is this Saturday and Sunday and is from 10 a.m. to 10 p.m. both days. There will be three stages packed with 36 live musical groups. City of Coral Gables Going After Banks to Care for Foreclosed Homes

Coral Gables has increased efforts to ensure banks maintain foreclosed homes. On Tuesday City commissioners approved an ordinance that raises the annual fee for keeping an abandoned property on the registry. The fee was raised from $200 to $600. Having properties on this registry allows for police to issue trespassing warnings and starts the initiative for legal action against banks that let these foreclosed homes deteriorate. The city is hoping that this measure will preserve property values throughout the city. New Historic District Approved for Coral Gables

The Coral Gables Historic Preservation Board has approved the new historic district. The decision was made this past Thursday after an unanimous decision. The new district will encompass 61 residences, three lots, three plazas, and Salvadore Park, located between Alhambra Circle and Anderson Road. Of the 61 homes designated, 17 were already considered historic and already under went the required review of the Historic Preservation Board. Today I wanted to touch on a trend that I have personally witnessed 3 times this month. We all know that “Cash is King” when negotiating a sales contract. However, are all these deals really closing 100% cash from the buyer’s pockets? No, not really. What do I mean?
