First and foremost you are making one of the largest investments of your life, and for a very inexpensive cost, you can know all the defects in the home before you buy it. This will save you time, money in the long run, and many headaches if defects are found before you purchase the property.
Second, you need a 4-point inspection. What is a 4-point inspection? There are four points to the inspection meaning HVAC(Heating, Ventilation, Air-Conditioning System), the plumbing, electrical, and the roof. You need to find a licensed contractor that deals with 4-point inspections that you trust to do the inspection on the property before you buy it. Without this inspection, you could find yourself in a situation that could otherwise be avoided.
Without a clear 4-point inspection, the insurance company may not insure you. Meaning that if you’re going for a home loan, you will not qualify in closing this property. So it is very important that you have a clear 4-point inspection on your report. I can’t tell you how many times I have had people run into this issue because they didn’t want to make the small investment for a 4-point inspection. Make the time and investment to ensure that the property you plan to buy has been inspected by a licensed contractor.
